This time however, we bought a much older house and the layout is just completely flawed and we have a lot of things that need to be moved around. 

I would only use leverage if it's something that I can handle if things go bad.Do I have the right mindset here or is my thinking flawed?

It would be like asking the pick-ax salesman if there are gold in the hills to be uncovered....

The point is to gain a new perspective on a stale topic and to bring to light any flaws in my thinking or things I might otherwise be missing.Thanks in advance for any thoughts!

Hi @Mindy Jensen.I use the estoppel process as an opportunity to uncover any of the hidden "gotchas" that might present themselves once I take over management of the tenant's residence. 

This deal was a huge pain and included me living for months in a literal construction zone, covering and uncovering my "furniture" (my bed and clothes on top by bed) whenever I left or returned to the house every day as well as cooking and eating all my meals at my work.

Currently presuming total new kitchen and bathroom for both sides plus full flooring (except the excellent bathroom original tile floors) and paint throughout the numbers work for me but I am worried about what working on the home could uncover.  

If you get a report that points out flaws, you can't legally fill out "I don't know" anymore.
