The dishonesty the original poster mentioned is what I think should be their trigger to get that tenant out.

Emails generally have the option to trigger a email back to you stating they have received your email.

No need for anyone to ever know.Statistically you will never need or use it and in the very rare circumstance the need should arise you will be more concerned about covering your butt than pulling the trigger anyway.

@Johnny Kang That simply refers to an automatic trigger of the 1099 at 36 months of no payments.....doesn’t change anything about a lender being required to issue a 1099 when they Actually forgive a debt.  

@Kai Van LeuvenCouole thoughts on the pet policy.Yes it’s fairly standard to charge an additional security deposit ( as carpets will most likely require additional attention for pet hair).

No I haven't put a property under contract yet looked at a fair number of properties but haven't pulled the trigger yet for various reasons Over the last few months.
