Have you done a rental rate market survey of the area to determine if the current rents are at market?

I'm kind of after some specific advice, though.Because of Biggerpockets' extensive sign-in survey, I really expected that I'd be slotted into an Arizona (or even Pima County) RE forum. 

As well as completing rent surveys.

Has anyone ever filled out a Lowe's or HD survey and received the $1000 gift card?

I'm thinking something like your typical college 'survey' course but that covers a good swath of guru teaching.

I do plan to fly out, survey the property, and arrange for an independent inspection.

You get it surveyed and recorded and it becomes part of the property covenants.

I did see a post here on BP last month about a septic company that installed a septic system on the neighbors property adjacent to the targeted home, so be sure you provide a copy of your survey to the planners.Your septic system is now in place and plumbed into your home.
