Here are the needed and OPTIONAL repairs as well as their estimated prices:-OPTIONAL Roof needs to be replaced in maybe 10 or so years, it has moss on it now but I can just clean that off for now, so I would say optional for the near term. 10-15K-OPTIONAL: Two of the windows in the living room are failing and need to be replaced if I want people to be able to see through them (condensation stains on the inside of the panes).

@Luke Texidor If you are not that picky, you might want to try Hayward Lumber in Higuera for your framing, and for windows if you're installing double pane, try window people, they are not that big, but the owner himself is a good guy, our transaction did not work out due to that i need the job done in 48 hour notice and he is fully booked, but all the rest are scrap, too much ego just because there are only 4 companies who does it within SLO and Arroyo Grande area.

The roof is about 10 years old, the windows have all been upgraded to double pane, and the electrical boxes have all been upgraded too.
