Super cool apartment style living, but all one story. 

In BC there are extra taxes if you use the home for short term rentals (unless you are living there).

@Ken M. we live in one, it has an attached unit, but with a door that passes through from both units.

I lived in CA for 20 years, and we had W2 employees in CO and NJ, where we do not own communities.Also, we take much pride in the work that we do to renovate the homes.

I've personally done just about every rehab scenario, properties I've lived in, properties bought as investments and even properties bought at auction.You've gotten good advice from folks on this list.

I wanted to invest where I wanted to live and I am also from Elgin so am constantly headed further nw. 

Plus there is a lot to do here so it is hard to be bored living in NJ.

Currently our favorite idea is a SFH we can convert to an up down duplex by sealing off a staircase with an ADU on the property for us to live in.

I live about 30 minutes from downtown Atlanta so I'm not sure that a STL is good for my situation.
