Each platform, whether RS, Real Crowd, Realty Mogul, Crowdstreet etc say they do deep dives on the sponsor track record, property, location etc etc.

there are definatly crowd funders that did equity deals.. however they usually want the sponsor to have some skin in the game as well not 100% financed..

Will be mainly mom and pop type properties that are hard to run from afar.If it is not a 1031 exchange why not invest with a sponsor or split the money into multiple higher quality projects with equity growth potential?

Currently I am in a company sponsored 3 month, full time, course to refresh these very attributes.

If you can find one that operates under Reg D 506 (b), the sponsors can accept up to 35 sophisticated / non accredited investors.
