A few quick tips:Run your numbers – Flip for a profit by factoring in renovation costs, holding costs, and market trends in the area.Line up financing early – If you're using a VA loan, it's great for long-term holds, but for a flip, hard money or private lenders might fit better.Build your team – Lean on your local contacts (family, friends, or contractors) to be your boots on the ground.

Team up with someone and take a few small steps and learn the business.

Annual home appreciation, rental appreciation and the property management teams in these markets are attractive for investors too. 

@Sandra Feurtado would visit as many time necessary to get to know the market and build a team you can rely on going forward.

If you find the right team, you can probably find success but that's not to say it might be easier somewhere else.  

There's definitely a push towards jumping into larger deals without adequate credentials based on the "team" approach concept where one can assemble a team of capital raisers, deal hunters & guarantors who all become CO-GP's. 

Finding a team that is willing to work and fulfil our expectations.

Definitely smart to start connecting with local contractors, pm's, and lenders early on—having the right team in place will make all the difference.
