It coming through the foundations so it is the HOA responsibility, i had to chase them for a year until they sent someone to put some liquid concrete and foam in the cracks between floor and walls outside last October.

@Michael Norris in my experience the homes built in the early 1900’s have higher rehab costs due to unforeseen circumstances from age, higher lead issues, structural issues etc etc...

@Christopher JunturaChristopher, I strongly encourage you to look into and include a shotgun clause (aka a buy/sell provision) in your partnership agreement.This is especially true if your partner(s) have possession and or more access to capital than you do.This provision basically means that if your partner makes an offer to buy you out of the deal, have the right to either accept their offer exactly as written or to reverse the offer and purchase the offering partner out on terms and conditions exactly as stated in the original offer.This clause has saved me and my a$$A number of times.Let me know if you want or need a version of this provision and I’ll send one along to you.

We added a foam topper to one and let the guests know the bed in the back is firm, the bed in the front is more soft and cozy.
