I do this so I know what Im getting into and to look for additional value added play... and if I can find ammunition to negotiate price down.If you are not experienced walking the site, always bring an experienced GC.  

They are not plug and play if you want them hyper focused on your assigned tasks and done to your requirements. 

Right now only about 1-2% of my revenue comes from GVR.I can imagine GVR becoming pay-to-play and you having to spend money to gain traffic from it at some point, but if you are working with a PMS that offers that integration for free (shameless plug of Hospitable.com 😉 full disclosure, I work there) then right now any traffic or bookings you do get are a great bonus!

This is like when I was younger and I laid out all the steps to playing in the NBA, but the first step didn't make any sense because it was grow to 6'6".

But as I have said before your  sand box is pretty cool and very hard to duplicate in most of the US.. but then again you play the hand your dealt and the money is made in real estate when you understand the very technical type transactions.. where the mass's just think of vanilla sales .. 

Where I'm stuck right now is, to use your analogy, figuring out "what sport" I want to play.

Is it a cash flow or equity play? 

If you are in too low lying of an area, it may not be the wisest long-term play (unless we start building dwellings under water!)
