I've been scouring the vegas area lately and I'd say thats its pretty difficult to find good deals now.

Hi everyone,I'm a newbie and I have been scouring the forums trying to get a read on how folks generally structure partnerships for buy and hold rentals.

Having been scouring the market around Seattle, I can tell you that you are probably in a pretty good location if you are trying to work on local deals. 

I've scoured other properties and looked at their booking calendars, but I don't feel like I'm getting a solid grasp on what the annual occupancy rate might look like. 

We scour the MLS everyday and it is like fishing for tin cans.

To educate myself, I've been reading books, listening to BP podcasts, and scouring forum posts/articles posted on this website.

I am starting my direct mail campaign so I am scouring the forums to see what works for everyone.  

I have been scouring the internet to find success stories of part-time realtors and the information is 50%/50% - Many say "yuck" to part time agents, and other offer that you would be a fool not to start your career as an agent unless you start part time (to get a feel for the actual job of lead generation, ensure you can show some success and can feed your family as needed).What are your thoughts to this dilemma?
