I actually really like the second option that Joe has proposed but more so than anything, check with your local state laws - follow your end of lease process (walkthrough, assess damages, etc) and figure out whether the full deposit will be returned, a portion will be retained or all of it will be retained based on damages.

Any time you obtain a property without title insurance you are retaining that risk.Title searches mitigate a lot, but not all of that risk so we get them any time we are purchasing properties without title insurance and have them done by our title company instead of a separate service provider.

.), the only way is to get in there and get real facts. past that anything that's been in a rental for 14 years, is most likely torn up. i wouldn't count on upgrades from 2005 to retain value. not saying it's not possible, but i would start from scratch and then add the upgrades in only after inspection and as a bonus only. if i can help in any way please let me know.

I can fill units easily and retain tenants at that rate but any higher than that I'd be competing directly with much newer and nicer buildings that have gyms, pools, granite, etc. so you'll have a hard time fetching any more than $1,200/side on an older duplex IMO.

Turnover kills cash flow.. so if you can raise them slowly I think that would be better to retain tenants.Good luck
