I am optimistic on my LTR revenue and forecasting only 10% down but at this point the LTR is pure speculation and a trust in my tenants. 

Based off the listings for these I don't think either of them look good, but that is purely based on the information provided in the listings stating low economic growth and rent increase potential.

But unless you're getting a much lower rate, for loans under $200k, I encourage not to refinance if you're doing purely for a lower monthly payment.Here's an example:$80k loan @ 5% = $429/month$80k loan @ 4.5% = $405/monthAs you can see, the difference in monthly payment doesn't change much.

But this is purely conceptual and I have not done research on the topic.
