I don't have to collect and the funds will be debited from her account right after she gets paid, saving her time in getting the money order and mailing it, too.

The part they both have in common is that consumer debt (cars, boats, credit card debit carried over, student loans ect) are all not your friend in the long run.

I understand that this is just the banking system in general and all my tenants would rather process ACH payments instead of paying the fee for using a debit card, but in NC there is a 5 day grace period.

If the rental property ownership makes you a member of a home owner's association, then any HOA fees you paid or prepaid last year are also deductible.I agree with the others who say TurboTax can do it for you -- but only to a point.

Most employers only do direct deposit so even low income earners get paid on pre-paid debit cards if they don't have a bank account.
