You seem like an Ideal candidate to pick a househacking market anywhere in the U.S.

So on the low end a $1.5M lot plus a 3,000 sq ft home x $300= $2.4M not including furniture and with permitting to build completetion running most builders 12 to 15 months. 

There are deals out there but you have to decide if the time for the legwork to go pick up the purchases piecemeal is better for you and your time/budget than just getting things at a central location.

Taking this freebie just to pick her brain without any intention of hiring her is wrong.
