It would be unethical to take advantage of the original deal since probate's unlikely to be able to overturn it since the only witness is going to say something else.

But as time passes and you get more equity (good thing) your ROE decreases to a point where you might as well be in bonds for that amount of headache.And I'll tell you after having 10 turnkey rentals that there is a CAPEX tidal wave that kills you in year 5-10.

Another thing, when a property appreciates, to measure return on equity annually, one is to add the appreciation, as if they were going to sell minus taxes and commissions to arrive at a ROE.
