Set a utility usage cap that is stated and agreed to in your lease agreement.

Keep in mind it is usually not cheap or 100% effective.

The problem I always encounter is, you own the project for life.  6 years later they will call and say, "you remember that doorknob you installed?".

Try to find out what the seller's pain point is.

I own a duplex with my husband and have been self managing the rentals (one is MTR and one is LTR) under my LLC.

Monthly cash flow is positive.
