You can search tax records for things like non-owner occupied homes, or homes that should have lots of equity, etc for free... the the other leads you are talking about comes at a premium (above the monthly membership) if I remember correctly.They are a legitimate service.

In CA if you do the tax sale approach it is recommended by the tax collectors- treasurers of any county that you do not do any rehab or sell the property for 1 years time frame as there is a litigation period allowed to the property owners (estate owners included), to contest in court if there was an erroneous sale or a legitimate reason it should not have been sold.

I told them legitimate repairs are never an issue and safety a priority but that clear communication is key and if there are ever any issues in future please be specific so I can address them appropriately.
