I don't necessarily need the standard features of pm software, such as rent collection, bookkeeping and maintenance requests, though that could help; but do need a clearinghouse of important information, such as leases, legal docs and other information; maintenance vendors I use; maintenance history; and some kind of tracking system, where I can record the various current projects I'm working on within the business.

I had over 50 claims with Aircover so far and only failed once or twice and it was definitely my fault for not having enough evidence.

Various legal setups can  mitigate a large part of this risk.

Also, having a rehab budget already laid out with explanations on how you got the numbers would help and is definitely a plus when I look at deals even though I typically wont use their numbers it at least shows a little more effort. 

An older home you'll definitely know if there's a foundational issue or not.

I definitely thought it was a scam but it was legit and easily one of my most profitable 1 night stays away from a pure revenue stand point.

Definitely open an LLC if you haven’t done so already and once you have a couple under your belt, you will have lenders lining up for your business.

Even so, they were able to help at times when I had technical questions about the legal process.
