I have heard that the VA Loans are the most restrictive, as far as a Property can have virtually " NOTHING "  wrong with it, I'E. has to be in Liveable/move in condition as the property currently sits,  in order for it to qualify.Given this, What things will usually disqualify a property for getting approved for a VA loan ?

It seems like a duplex is the better option as far as numbers wise with halving multiple units able to be rented once I move out of the property.

But then again, I'm just sick and tired of the smell of weed coming out of my apartments, as it is so very closely related to late rent and other habitual-loser shenanigans.

And clearly define the expectation as far as rent payments.

As far as taxes, I suspect it will be much higher at some later date, as of now the appraised value for tax purposes is only at $1m or so.

As far as my lender I started with small multi family and had met the woman in charge of residential lending at my bank over the years at various local functions.

After a run of 30 or so infill new builds the land prices just shot up higher than we can make a margin on as a for profit concern.. or the margin is so small not worth the  risk. 

There is a recent post from this year that doesn't say good things about them, as far as the organization of the company goes.

As far as the use, Helocs are good for quick cash to bridge a scenario or cash shortfall, but are not meant for permanent financing.
