I think OP needs to investigate the accelerated/bonus depreciation in MF syndication and how it results in a large passive loss.

I investigated multiple products and to me Stessa made the most sense. 

This is a great place to learn and further investigate investing in real estate.

Many of these systems require scales of efficiency small DIY landlords can't afford, especially for Class B & C properties/tenants.Biggest issue you want to investigate if their "boots on the ground" for inspections, maintenance and showings.

I cant speak for M1 or Roch Thomas, but I would do some more investigating before investing that much money in an education alone. 

I have not made the switch to online because I haven't investigated how to get my current QB file in online format.

During further investigating I found online the homeowner matching the out of state plates to this person as well.
