I am still trying to recover from all the financial issues stemming from this incident.

I would recommend reporting the incidents to them and asking them to intervene on a wellness check; do it for you - and for her children. 

I know people suggest umbrella policies, but a major incident on a property could exceed the insurance amount even at 3M or so. 

If this is an isolated incident and they usually pay on time and are great tenants and get you the $200 today I wouldn't even bother charging them a late fee.

This was on Feb 7, almost a whole month after the incident.

I also have an umbrella policy to protect me in the event of an unlikely incident.

Hope I can get some advice here...setting up a RE brokerage in Texas and needing to get E&O insurance that covers $1 million per incident, in accordance with the Texas Real Estate Commission guidelines.I received my first quote today, and the annual premium was about $4500.
