I just dont know how people do it.Can someone shed some light?

It helped me learn, build confidence and really light a fire in me to keep pushing. 

Roofs and 'lesser' critical home hardware like HVAC, AC, plumbing and non functioning lighting and electrical. 

Sleep soundly, but first turn off all lights and appliances nightly. 

Jeff personally has joined strategic calls with my accounting team as we were planning both for implementing tax strategies and for strategizing for future growth, which was about 3 months ago, bringing us to the stage we're at today as we prepare to take on this new project.

We already implement many of these items, and like you, I have strong feelings about a few of them.

Start with something that needs light to no rehab, get a tenant in there and understand how to manage a property and the true cost of ownership.

I'm familiar with all the basic need-to-knows about these locations and their respective strategy implementation, but I'd appreciate any higher level feedback.  

However, since you will be aquiring a substancial about of cash, you could look for something turnkey/light cosmetic work.

I'm not saying the next light bulb won't be invented (it took 10,000 tries) but plan on a long slog to make it happen in real estate.We and our Joint Venture partners use a fairly sophisticated spreadsheet with a lot of automatically input variables and at the end of the day, it is still experience and second guessing the market that works best.
