Of course it's going to depend on the deals you find, but if I were doing it, I would simply run the numbers on each deal, and whichever produces the highest amount of cash flow I'd go with.

I get it, "well if you have it you use it" or "well no body is going to hand you money" but, there's thousands of books out there on how or why you should use others money to gain freedom and profit, which quite a few of them are books produced by bigger pockets.

We are not the best lender for every investor (although the more traditional types of funding we extend can and do work for most deals) Interestingly it does not seem to matter how many success stories we publish, case studies we produce, documented deals we list, legitimate positive reviews we receive - there are those who instantly believe anything negative they read online and dismiss all of the positive.

Homes in nicer neighborhoods that produce consistent (albeit lower) cashflow, appreciate and are able to be left as a legacy will be in different neighborhoods and/or markets.I'll finish with a comment on turnkey providers.

We have been using several different VAs to do our cold calling for us for about a month now, and they are not producing, their dials per hour are always off and we cant seem to find out why.
