Plus, they accept the unit in as-is condition (we give them plenty of time to complete the move-in checklist) so the broken handle won't fly.Some LLs are charging $50 deductible for maintenance requests that were tenant-caused or even pass the cost back onto the tenant (so they will think twice before pulling the hose and spraying the floor as if they're the gardeners).

For example, if you are planning on flipping it, you have to add in the costs for renovation, holding (utilities, gardening, etc.), and sales costs (say around 6-7% of the sales price).If you end up getting the house, make sure to immediately get insurance on it and visit the property to see if you can have a look inside.

In Cleveland they have the Land Bank which is purchasing these properties and selling them to investors to flip (per their code, during an agreed period of time) or they are marking them for demolition to reclaim the space for certain usage (ie parks / green gardens etc).

Property is a 2 flat total of 5 beds 2 baths, but has a unfinshed garden apartment below grade. after rehab rental income would be $2200 if garden unit is converted. total debt service is $900. annual rent of $26,400 -debt service $10,800=$15,600.
