So w/ the infractions, they've otherwise been decent, pay on time, never bounce a check tenants... albeit troublesome... calling every couple of months with issues of clogged drains and 'funny' noises from their fridge.  

I need to throw in some cabinets, a fridge, small oven, a mini-dishwasher, and a sink (drain and water are easily accessible on the other side of the wall which is unfinished).

If I clean out my fridge, it's gonna look awesome.

My goal is be able to standardized units have slim dishwasher, combo washer/dryer, and as close to full size fridge as possible.

Also did it for a fridge: $220 and it lasted another 5 years before the heating element in the freezer door went out (I had warranty at that point).  

Keep the fridges and heat going plus some lighting.The initial investment may be not inconsequential, though.

The wall is 16' the island 11' and the fridge wall is 10'.  

Replace all of your water supply lines if you haven't recently (toilet, dishwasher, fridge, all sinks, laundry).

It will need a fridge, stove, W&D on both sides.
