Hi...I'm a 24 yr old female living in NYC...Ive been wanting to get into real estate investing (buy and flip to sell) for the past 1yr and a half...I'm really anxious to start....Im planning to buy a 1 bedroom, 1 bathroom condo next summer 09....to get myself ready i decided to...1. take real estate courses this summer2. go to some seminars3. and working on getting a monthly payments on my debts to start paying them off4. get a real estate investor who flips homes as a mentorAny suggestions on what else I should put on my list or whats already on my list?....

What are you going to do if the male/female/couple on the other side needs a new kitchen/bathroom floor because of water damage over the years that is under the tile that you can't see, rotted through?

When I asked the HUD experienced realtor he said that locally HUD was under pressure to sell to a more diverse clientele--and I was a single female so that was likely an incentive for HUD to give greater consideration to my offer. 

Hi hoping i can get an objective opinion here and thank you in advance for anyones comments.I am a 53 yr old single female - I owned my own business for many years as a graphic design freelancer and really never made long term plans for retirement - I began working with a company four years and have managed to save money and been contributing to a Fidelity acct although i won't be retiring for a years to come - its a savings and its coming around slowly. 

I lived with total strangers that I mostly met through CL and roomiematch.com as a young female in a urban-ish area. 

And the 1 bath in such a large house really bugs me...must be a female thing but if I lived there it would drive me nuts to have to walk up stairs just to get to the bathroom.

Two 21 year old females decided to rent an apartment, it was easy to qualify since one of the tenant's mother works as the property manager for the owner who is also active in management.

THE WIFE  ... who bonds well with the WIFE mostly other female agents..
