I guess the other question on this would be if banks can call the loan balance due if I was to get added to the title at a later time.As far as things going sideways, what kinds of scenarios would that entail and would we be able to already have a plan in place for something like that?

It depends on your goals and the skills you already have that could be used in real estate investing.For example...If you like to analyze a lot of deals and you're good at negotiation, maybe wholesaling will work for youIf you have an eye for design and have experience managing people, then rehabbing might work for youIf you are very organized and detail oriented and know how to "read" people, you are assertive and you have no problem with confronting people, then maybe landlording will work for youAlso, it depends on your market too.

The true property value is probably around $1.65 and the reason I got the deal at such a good price is because the doctor is moving and had to sell before he could be approved for the next building and this was a 1031 exchange with all that entails.

It is never suprising for a board to take a maximalist view of their power.I would invite your (any) attorney to come forward and state a legal basis for your assertion that wholesaling is categorically illegal without a license.
