All furnaces, water heaters, space heaters... have to be inspected, chimney liners installed, stickered and uploaded to the City's site so we simply moved on to installing new.

We do periodic inspections and I'm not talking about major problems, but things like those above, or their kids put stickers all over their bedroom doors and broke the glass in a small corner of a mirrored closet door which doesn't bother them but certainly would a new tenant.

I have encountered many deals in competitive areas of metro-Atlanta when people make offers without seeing a property and once it's accepted then they go and view.  

Anyone encounter a similar situation? 

I'd like to make sure I understood your situation in case I ever encounter it. 

Last week all contents of house were on the curb and the county Sheriff had locked all doors  and posted stickers saying do not enter.  

Has anyone else encountered this challenge and can give me some good pointers or referrals?  

So there is actual variance among them, rather than it all being the same stuff with different stickers on it.

If you go looking for "serious" investors you will alienate a good chunk of those you encounter and may never learn who they were.
