For a truly passive experience you'd probably need to be an investor in private equity deals or be a silent partner on a project.

Even when we manage to reach a working voicemail,owners often assume we are just another "we buy land" serviceoffering far below market value.Given thesechallenges, we are eager to learn the most effective strategies for locatingpotential sellers and establishing a professional, trustworthy connection thatencourages serious consideration of our offers.Telephone/voicemail is informal, hence casual, hence “we aren’t putting much effort into this.”

If you have that experience, you probably don't need much marketing, as sellers will be reaching out to you directly.Focus on securing one listing at a time and building momentum.

Currently,I don't have any experience in RE investing but highly motivated to start it asap.

Right now, I am not as interested in investing as I am in helping another investor in order to get some hands-on experience while my wife and I save a little bit more money.

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

It’s a bit intimidating since it’s outside my usual scope of business, but I’m committed to taking the time to learn how to be an effective landlord.
