Meabt to add this is out by the airport as opposed to downtown. 

While the north side of downtown has undergone a massive transformation in the last 5 years, there are still lots areas that have been left behind, and some pockets that may never change. 

The rent is extremely cheap for the area and it is down town.

Lastly, since your young you always have the fha house or 2-4 plex hack option in an up and coming area that allows you to tie up several hundred thousand in inventory for very little (3.5%) Think about locations like Inglewood, downtown LA ish, Long Beach etc...

Purchase was a 355k 2/1 1200sf .3 acre single family fixer up 25min from downtown Boston.

I also see more targeted investment plays around our exploding universities (ASU in Tempe, ASU and UofA in downtown Phoenix, and Grand Canyon University in NW Phoenix). 

(We do most of the work in house so have a slight cost advantage)    Also, we look for projects with something special...like larger lot or in a up and coming downtown location.
