I am responding as a consumer not a STR owner we had one its lasted for us for exactly one tenant then we felt it was too much work for the return  on investment we do much better loaning money and buidling new homes than to worry about people goofing up our homes :)I do have some MTR you know fully furnished homes in Vegas and those are money makers for us top of the line tneants paying double the going rate for rent.

Dear Real Estate Agent or Realtor:How much time do you give your client to review a contract before you hand it off to the next client ?

Also, what strategy do you intend learning/using for your first investment property?

Because there are so many different varients, its difficult for any book to cover the subject completely. 

Do a wrap.

I have some 2 bedrooms doing $70-80k/yr in revenue, some 4 bedrooms with pools doing $130-160k, as well as a 7 bedroom that cranks out $300k/yr. 

It's no guarantee but it's a good place to start.

It is basically like a wiki page for our company.

They should do a cash out refinance or a HELOC when rates go down to tap the equity. 

You have to allow time to do its job.
