However, this means forfeiting the potential future appreciation of your current property and could entail a time-consuming process of finding suitable replacement properties.

It is a time consuming process but if you hit on one it is worth it.

I can't tell you exactly how much to save, but six months worth of rent would be a good start, then add 10% of the monthly rent forever.
