On a whim I decided to e-mail a couple of the local property management companies asking for advice on the locations, house configurations and rental price points that seemed to work out best.

No one can possibly give you any kind of reasonable assessment of this deal without a bare minimum of information.For someone to properly evaluate a deal they need to know:Property configuration (i.e. bedrooms, bathrooms, etc.)After Repair Value (ARV)Rehab estimateThat's it.  

.• Configuration: Two bedroom, three car garage, mud room, etc.• Location: Usually a very specific area.

The city even ordered the owner to do an impossible, irrational thing -- to restore the one-bedroom units to their original two-bedroom configuration -- which would have required ripping out walls, kitchens, and bathrooms, and displacing all the tenants, at a huge cost that would actually reduce the future rental income.

HMM;  1/1 configurations imply singles; I'm interested in at least 2/1 for families, Sorry.

If you were to create all different possible configurations and combinations of those variables, there would be hundreds of different real estate flavors.

It totally depends on the type of property (location & configuration).
