Do they require payment on site or do they give you a certain number of days to close the transaction?

Get the house hack under contract and closed first. 

You can use your commission for down and closing.  

When they book it just be close to that price.

I'd like to purchase an STR (I probably should have said that), being that I live in South Florida, Orlando isn't too far, but also not close enough that I can drop by anytime, so I thought I'd need a PM, or perhaps just a great team in place as far as a mechanic and cleaner, realtor and lender.Thanks again!  

When we found this deal the community had around 45 homes in it, now we are close to 60 total homes and looking to bring that number up to around 80.

In addition to your down payment, plan for closing costs (around 2-5% of the purchase price) and set aside at least 3-6 months of expenses for repairs, maintenance, and vacancies.

I'd recommend having enough to close on the deal + rehab + $5k in reserve as a minimum. 

I currently own and self-manage two STRs in Maine and should be closing on a small 'cabin campground' with 10 cabins nearby that will also be operated as STRs.
