Real estate investing and flipping houses does not seem to fall within any of the business classifications, which has me wondering.Anyone know the rules on this, and what else I might need to do to make sure the business is legal from TN, Davidson County, and Nashville perspectives?

This may be because I've used QuickBooks since it was QuickBooks for DOS, but the online version is nowhere near as intuitive as the desktop version.I hate QuickBooks Online's absolute boner for bank account interface and auto-classifications of transactions.

That includes money from Daddy.There is no "technically" way around the use of funds, if you tell the bank it's bill consolidation you better pay off bills, buying another rental to earn money to pay your bills isn't a justification calling the loan a bill consolidation matter.Loan classifications generally go to the greater purpose of the use of funds, personal, business or real estate.

Market rent is $465 (same market as above). 3+ star community.Charlie, I've seen many post here at Bigger Pockets rating Mobile Home Park's with the classification of 4 Star, 3+ Star etc.

I would check with your accountant or tax person, but I think if you have a PM, it would negate you from qualifying the properties for that classification because THEY are doing the work, and not you.

Personally, I'm not comfortable with this concept, but it's out there to look into.Another possibility is to check if the area of the mobile park falls under the new "Opportunity Zone" classification.

In this classification, each unit is taxed individually, however, if they are able to be reclassified, I could potentially reduce the taxes substantially, making them incredible cash-flow properties.
