When run like a business from the beginning, choosing the right house at the right price and furnishing correctly, then adding the right amenities according to your market, you will do just fine. 

Definitely choose one and stick with it.

I think like you said my next step is to choose one strategy and zero in on it then find a market where it will work.

I am choosing to NOT use a RE agent as the last 3 i tried were a nightmare and just tried to “just get me in to the game” with any cost and they clearly had no clue about lending.

In a year or so when equity is built up (choosing a growing market) you could refi and have 20% equity and drop the PMI. 

You also (hopefully) have an experienced property management team and plenty of runway on the debt, letting the sponsor pick and choose the right time to sell or refinance, rather than being forced into it upon completion of the buildings.

What do you look for when choosing a lender for your fix and flip projects?

It also gives the tenant time to arrange for 1st month's rent, if they choose to not pay it along with the security deposit.
