Hi I am a newbie but a Quick Claim Deed contains no title covenant and thus offers the grantee no warranty as to the status of the property title; the grantee is entitled only to whatever interest the grantor actually possesses at the time the transfer occurs.This means that the grantor does not guarantee that he or she actually owns any interest in the property at the time of the transfer, or if he or she does own an interest, that the title is free and clear.

So go to local meetings, be a familiar face and if you don't have local meetings, start one.. that could also show people you're taking initiative and taking it seriously at your age.Finally, look into the books you can find here on BP by J Scott about flipping houses, contains all the knowledge and numbers you would be expected to know as wholesaler.

The old flooring is no longer available, so we are looking at either replacing the flooring in one bedroom with something that doesn't match perfectly , or redoing the flooring in the entire apartment (except the bathroom and kitchen; I already replaced the kitchen floor with a luxury vinyl plank and we have ceramic tile in the bathroom).I would love to get a point of view from other experienced landlords about the possible monthly rent difference and caliber of tenant difference if I had a totally uniform floor in all rooms vs having something different in that one bedroom.
