We have a gas insert in our house and are happy, too:-)   Because of the cost for a gas insert and installation,  I'm leaning toward an electric fireplace for the up stair living room   I'm wondering if people like an electric one.  

I have seen a 2,000 square foot home be turned into an 8 unit place as the garage was turned into 3 rooms and the mid level was turned into 3 rooms and up stairs stayed with 2 rooms.

Stairs ALWAYS get vinyl plank.

Without that relationship cemented into place, there's a lot lower bar to walking away.Call me old fashioned. 

Looking around on zillow in my city of san antonio and i find a house thats being foreclosed for 160k, everything looks to be in good condition.... a few blocks away i find a literal mirror image of the same property listed for 120k, opening bid at 80k except the carpets are all stained, theres a dent in the wall about the size of a basketball, grass is overgrown, theres no tile downstairs (just cement slab). i feel like this is  good entry home to start flipping seeing as though i have a comp right down the road. 

I think it might need a new cement beam poured and new base-plates & rebars installed.

I joined a bartering website, and pre-sold one of the buildings at market value to a member, taking back the equity in barter credit, and giving us a presold building, cementing the viability of the project.

This is no different than the minimum height of balcony railing or the incline of a stair system. 

In a nutshell, a guest left a tenant's apartment, went down the common area stairs, where ALL the lights were burned out, tripped on the bottom stair, and crashed through a plate glass window.

So, here come the questions.We need to purchase a different home, due to my medical injuires I cannot do stairs anymore.
