Properly and professionally managed property in Texas has meters for every unit.Again, I'll point out meters are well under $100 each.

I'd also mention that with winter coming, you need to make sure everything is working properly. 

If you do not, and she stays but fails to pay rent, you have to proceed with giving proper notice to pay, failure of which entitles you to file an eviction.

I've had it to where section 8 was delayed on that rent change even with the proper 60 day timeline and they back paid the rent to me based on the adjustment.

Small, efficient, if properly maintained will last a long time.  

A huge key to a good relationship with your PM is vetting them properly, like you mentioned.

Is it just not my worry what their income is since the voucher covers the rent, or is my concern that if they only have about $950/month then they won’t properly be able to maintain their pets and their standard of living valid?
