We were banned from showing tenant occupied units last year but that ended at the end of May.

Baltimore city council just passed a bill requiring owners of over 10 units to offer alternatives to security deposits. Alternatives include paying in installments and paying for insurance.

Then of course COVID had different plans for me, lockdown's, in state travel bans, no AirBnb's allowed, etc. so my wife and I stayed there and used it when we were finally allowed to drive up there again last year to finally fix it up a little bit.

As soon as the eviction ban is lifted, if they start paying again give both notice that they lease is not being renewed or if they are month to month, give them the 30 or 60 days' notice.

agents can set you up on top producer type program put in your wants .. and you get e mails daily of new listings that meet your criteria... giving out your MLS code to another is a bad bad thing for realtors they can get banned and fined 20k anyone doing this is taking huge risk .. not many will do it.I have seen agents give their assistants access which is allowed but customers no way

What mainly concerns me is the fact that I've heard about a few states (NY as an example) who have banned short term rentals, and the fact that it could possibly happen soon in CA (?)
