.- Live and breathe the comps- Know what stuff UNRENOVATED and RENOVATED sells for per square foot- Know your DAYS ON MARKET- Know the types of rehabs your competition is doing, LEARN what those types or rehabs COSTSStarting out it's hard to know the difference between a GOOD deal and a BAD deal, but if you know your buy and sell numbers along with your rehab costs you can SMELL a deal a mile away and more importantly you can evaluate the deals agents / wholesalers send you and also make accurate offers on direct to seller and MLS deals you dig up yourself.

Use your best judgement here and choose your battle wisely as their counter argument would rest on when they did "properly identify" you as SII.  

I let a degenerate tenant smoke in my home, before I evicted him.The smell is still there in traces, from only a few months of smoking.If you go over there and smell smoke.

Necessary ideas of fairness and redemption directly come from those periods and legal battles of the time which are found in our laws today.  

Oh and then they keep getting code control on their case ;)From chatting to the head enviro cop in our county the other week - they actually enjoy battling these types of landlords.

When you stop by announced or unannounced does the property seem dirty or does it smell like they have a pet?

All of this being said I have seen some pretty ugly battles in and out of courts and through litigation over estates and such.  

Something doesn't smell right.

And as usual, there is very little info.Does anyone have any thoughts about how much of a battle it would be to evict descendants of the deceased, foreclosed-upon owner... and all of their friends (think Boyz 'n the Hood)?
