Should I notify the current tenants in advance of each showing, or would an open house-style showing be more appropriate?

From what I've heard, the furnished finder/airbnb combo is effective for trying to fill for the year if you are open to both short term and mid term stays.

I would use money from a HELOC that I have open to fund the down payment, but as @Scott Trench stated recently on the podcast, that is a short term solution, and I don't want to hold that $48k debt for more than a few months. 

I thought it was worth less, but I want to open a door with this client to potentially get more of his resi props.

I'm open to passive income ideas but I'm also ok with putting some sweat equity into some projects as well!
