Which is why Jay's ears might still be burning...I think I can confidently state that @Jay Hinrichs is not experiencing "burning ears" - I think he is rather amused at this and chuckling a bit if not laughing out loud (LOL).  

The argument I am using in my head is that mine is 15 yr mortgage currently (switched to 15 yr from 30 yrs couple of yrs back due to low interest as it was my primary residence).

I am using the same $100K to buy house after house now, generating tax deferred income with each rehab, positive monthly cashflow with each house, and didn't use one penny of my own money to get started.

It's particularly amusing when a non-attorney wants to explain the details and nuances of a legal proceeding.

I am using my time and sweat equity to make money.Could this work successfully?

I still can't walk but I am using a lot of my time with education.  

I now cash flow over $2,000/month and am using that to build a down payment for more.Try to save roughly $20-30K and you'll be able to get started right away. 

I am using these to keep my rentals at 80% and am using the money to invest elsewhere.

The loan I am using is an FHA loan with 3.5% down.

I spoke with the one I am using Friday and explained the situation.
