There's a bus stop on the block so if I lose my job/car I can still have affordable transportation and down the street new townhomes are being built starting price of $750k (2 blocks away there are condos being built starting to sell at $850k).

If you convert the garage to an ADU you do not have to replace the parking if you are within 1/2 mile of a bus/transit stop.Here is a good summary of the changes.

I call it irresponsible.We do not rent to tenants that have a conviction related to violence, drug dealing, or sexual acts. 

And I'm fine with talking about the worst-case, bottom-of-the-barrel slumlords who abuse the system and their tenants.But if we're only talking about the extremes, where was the equal time spent talking about the tenants who move in and proceed to destroy the property.
