If you can find a deal that cash flows decently now, I do think we'll start to see 3%+ per year organic rent growth again sometime in the next 2-4 years, since new construction starts have been very low the past 2 years so new supply coming online is going to drop a lot in the coming years. 

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Regarding youtube videos, I would say Phil Pustejovsky technically has more real estate specific knowledge he is giving away for free online than Kris does.

The LLC has nothing to do with this because you aren't getting a loan to a new LLC as a new investor with no track record unless you have a long-standing relationship with a local community bank or credit union.It's good that you have boots on the ground in Birmingham, but I can tell from the way you laid it out that you have done research online and made a plan based on this.
