There are venues in Conshy that may have similar arrangements, but I'm familiar with this one and it's worthy of consideration. 

Depending on when and how many people, I might be able to get a venue.

I've been attending IMN for the past 3 years, its a good conference although always expensive venue and a bit too short-- only 1-1/2 days. 

Find friendly STR venues, with high demand and growth.

How much money do you need to spend before you make a deal.The reason DMM flat out SUCKS is because more than most other marketing venues, DMM is highly unreliable because it depends where you get your list from, what people you target and it relies mainly on luck.The more mailers you send out the luckier you will get.What you should be doing is figure out the cost/deal for PPC, Facebook ads, DMM, Cold Calling etc. etc and then make sure you have the required funds available BEFORE you spend a cent or ask anyone here if that amount is good enough.Asking random people here on BP if $3K is enough...

BiggerPockets site is the right venue to learn Real Estate investing, variety of information and resources are available for you to understand more the business. 

Often the venue will be filled with people standing room only yet only 10-12 will actually bid & some on many.

So my Wife and I have been throwing the idea around of selling our house and buying this 30 acres of farmland that has no improvements on it and build a Wedding/Event Venue on it with a 250-300 person capacity barn style and a 3-5 acre pond with a 10,000 sq ft island to do outdoor weddings on. 7 Acres of road frontage is currently zoned B1 for Business the rest is residential agriculture if i recall correctly none of it hinders us from doing what we are looking to do from what the county has said. 1 option was to build a home as well on it the and and do the barn to do weddings and the 2nd option was to just build the event venue and no home.
