Do you understand real estate well enough to get a good deal without a desperate seller to low ball, cheat or lie to? 

I market and market AND FRIGGIN MARKET my butt off having no idea if it will amount to anything, if my list is even a good list at all, if my marketing pieces are even effective, if the recipients .. even if they are in desperate need to sell... will even see my mailers... soo many variables without any guarantee there will be an ROI at all.No no my friend.

DSTs are really for investors who want to exchange, who are either desperate to find a property or don't want any management of their new property. 

The units rent for about $1800/mo each (and both are occupied) with utilities included (utilities are about $700/mo for everything - I would probably want to change this so tenants pay their own utilities - Electric & Gas are metered desperately).  

Are you so desperate that you have to take this person?

Never sweat, never show your desperation, never make promises you can't keep.

I see this all the time because I frequently buy rentals from desperate landlords who have made these mistakes.Office supples- I'm not going to have an office Advertising-Local papers, craiglist, word of mouth, people I know.

We had a client who desperately wanted their company video on the landing page, but all it did was keep people watching about "how cool" his company was.

You want him to want your business and court you, so don't come across as desperate. 

Many of these NMD stories were from 3 to 6 years ago when markets were frozen and sellers were desperate for any solution.
