the area is very nice well kept , its a corner property and on the opposite corner is a small mom and pop deli, at the top of the street is the local elementary school with a play ground and feild for kids aswell as a large playground/ football /baseball feild/ basketball courts a few blocks away with organized sports running concurrent to the sports season. lowes and giant as well as several food places  about a block away also. deffinitly alot of conveinece in the neighborhood. no inspector has looked over the property other then myself and partner twice already

That being said, there are deals out there (I'm closing on a 250-unit value-add in Houston on July 31st), but it takes relationships and experience.Here are two specific recommendations: Look for angles into deals that other people don't initially think of - for example, Master Lease - When I first got started I did a 168-unit deal and raised money from my friends who knew me from different areas of life (i.e. full-time job, flag football, brother's friend, alumni board I'm on, etc.).

Your going to need to do direct mail and be the sellers only choice.10 caps for stabilized multifamily in decent areas were trading 2 to 3 years ago.Now everybody of course wants to buy them at that but they are not out there hardly at all anymore.You will get claims of a lot of 10 or 11 cap but they are claiming fantasy holding costs numbers of 25 or 35% in a C area when it will run 55% to 60% costs per year.
