I understand the turnkeys, but part of me feels a disconnect and I don't necessarily understand what my true property price is, or recognize it as a scam.

Distressed sales, in other words, creates gaps/disconnects between "intrinsic value" and "market value".

No electrical main panel can be used as a main panel without a main disconnect where 6 or more devices need to be turn off in order to safely work on the electrical system or turn the electricity off.

Perhaps in your neck of the woods, but my 6-plex was a Commercial Loan; when purchased and when sold so there's a disconnect with what you are reporting and at least two investors experiences. 

Many of the things the inspector discovered were things we couldn't see, like when the HVAC was installed they removed joists under the floorboards for vents but didn't reinforce anything so the floor was now unsupported, or that the electrical wire ran entirely under the house before the breaker box and needs a disconnect installed, or that the ductwork for the HVAC is disconnected under the house and needs to be repaired, there are wiring issues which are a fire hazard, etc. 

I think the most important disconnect between our math was gross income and how it plays into valuation.
