@Patrick Diamond, There's a lot of variations on the theme but in general the problem you'll find is that the 1031 investor has to "take title" to the replacement real estate in order for it to qualify for the 1031.

Like Paul said try getting out to the REIAs and other investor events and you will meet people and hear about some stuff.Now keep in mind MOST of the people you will meet that say they are wholesalers will be exactly what you have already described and most of the "deal" you will hear about at the meeting are crap not worth buying, but it is a diamond in the rough kind of thing.

If you want to make some connections you can try getting out to the Black Diamond meeting in Worcester, that is probably the closest bigger group to you.
